New house/Assignment HST Tax Rebete

The 6% HST (Harmonized Sales Tax) is refunded to homeowners, but the maximum rebate is limited to $24,000.

However, the government has implemented certain conditions to prevent speculation in new home purchases before granting the HST rebate.

For primary residence owners who don't intend to sell within one year of taking possession, they are not required to pay the HST rebate upfront during property transfer and don't need to apply for a rebate afterward.

For investors buying new properties for rental purposes, they must pay the HST rebate upfront during property transfer and apply for the rebate with a complete one-year lease agreement. The rebate can be obtained as soon as 30 days after application.

Therefore, if you are purchasing a new property for investment and rental purposes, you will need to prepare approximately $24,000 in cash upfront for the HST rebate, even though it can be refunded later. The rebate application deadline is within two years of property transfer.
